Revisiting Bateau Bay's Housing Statistics

Exactly 12 months ago, I posted some statistics about Bateau Bay's housing market. I was reading that post this morning and thought it would be interesting to see how much those results have changed.

Bateau Bay Median House Price Growth

I created this table to better present the changes. The most notable change is the median house price. 12.40% growth pushed the median price up by $137,000. Honestly, this surprised me given the higher interest rate burden during this time. Now that interest rates have started to fall, it will be an interesting market to watch. I have diarised to write a similar post next year.

Mixed Signals in Bateau Bay Real Estate Trends

There are some competing signals in these results that make the next 12 months difficult to predict. The number of people who looked at Bateau Bay houses on RealEstate.com.au fell by 30.70%, which is against the trend for most of the Central Coast.

Bateau Bay House Sales and Market Dynamics

Compared to July 2024, houses are taking almost 20% longer to sell, despite 27% fewer houses on the market. There are some significant indications that demand for Bateau Bay houses has fallen, yet the number of houses sold between the two years is virtually identical.

Bateau Bay Rental Yields and House Price Value

Another informative indicator of house price value is the amount of rent a median house can fetch. Despite house prices rising by 12.40%, the rental yield did not fall. Yields rose from 3.5% to 3.6%, which underpins the recent house price growth.
